Challenge

The project involved working closely with the client to meet their vital programme constraints and phasing & accelerating the works to overcome the complications arising from dealing with unforeseen ground conditions & the impact on the project programme.

Approach

We worked closely with the client reinforcing & building upon our long standing business relationship with Ikea, to ensure we understood his specific needs with regards to this particular project and re-programmed our works to provide a phased handover to the Shell & Core Contractor to maintain the critical path programme activities. We also offered a solution to mitigate the effects of the substantial unforeseen challenges thrown up by the previous uses of the site, including optimising the options within the Remediation Strategy to provide best value for the Client.

Solution

We held regular meetings to ensure the Client was fully informed of all developments on site. We re-programmed the scheme regularly, consulted extensively with the Client & examined the options available to hit the milestone dates set by the retail end user and we generally adopted a pro-active approach in seeking to meet the client’s needs & expectations. We also accelerated the works, extended the working hours, brought in additional resources & utilised specialised plant to enable us to increase productivity in line with the client’s requirements.
